Our marketing of your property is second to none and we pride ourselves on being proactive opposed to reactive. We use a variety of mediums available to us like our own user friendly website, national property portals (such as the UK’s number one site rightmove.co.uk), local newspaper advertising, traditional lettings boards as well as our extensive applicant database containing hundreds of potential tenants actively looking for a home.
There are a number of stages involved in successfully renting a property and we will work in partnership with you to make sure we are finding you the best tenants as quickly as possible.
We will take the time to explain your responsibilities as a landlord, particularly with regard to legislation and the housing act. The responsibilities and requirements of a landlord are very different from 10 years ago. Landlords are required to comply in a number of different areas to make sure they are following a correct procedure. This can include everything from annual gas boiler inspections to providing an energy performance certificate on the property and securing the deposit in a protection scheme.
We will find a suitable tenant based on your specific requirements. The type of tenant a landlord might be looking for can vary and we will take the time to discuss the type of tenant that you would like. When we register individuals we make sure we take full details with regard to their to employment status, current residential status, lifestyle (pets, smokers etc), and this will then be validated by our referencing process if they want to progress with a property.
Our referencing process is first class and we will do thorough checks on tenants backgrounds. The process varies depending on different circumstances but generally speaking includes credit checks, landlord references, employment references, proof of income and character references amongst a few. If required we will also be able to take a guarantor for a tenant and we ask for a UK homeowner. If we are not 100% satisfied with the references we will make you aware and explain the options available to you.
We will draw up an Assured Shorthold Tenancy agreement and work with you to make sure the contract is tailored to suit both yours and your tenants needs. Finally, once your tenants have paid their monies and completed the paperwork they can have the keys to the property. We will then place the bond in the relevant scheme for you and the tenancy will commence.
Swift Relocations offers two levels of service for different needs:
Firstly is our ‘let only’ service and this means that once we have found the tenant and completed the paperwork, it is your responsibility for the day to day management of the property. This service works particularly well for local landlords who have one to two properties and the time to manage the tenancy.
