Swift Relocations is a long established introductory lettings service carrying out a let only service for landlords. Our aim is to bring landlords and tenants together. We advertise in all the major South West Wales newspapers weekly and liaise with local businesses, industries and councils to market the landlords rented accommodation. We therefore eliminate the need for you to advertise, deal with complete strangers and quite often time wasters. Whilst we take the effort out of letting, you still remain in control as to who you let into your property.

What does Swift do?

We continually have a list of over 800 potential tenants actively looking for a rented property. All tenants have registered within the past few months

1. Experienced trained staff.
2. Experienced advice on setting rent levels.
3. Advice on selecting a suitable tenant for your property.
4. Advertising (All major SW Wales weekly papers).
5 .Marketing (Using our long established contacts).
6. Website service updated daily in the week, including e.mail (home and abroad).
7. E.mails sent of all new properties as they are registered.
8. Ensuring all tenants are registered for security and to avoid time wasting.
9. Organising by liasing between landlord/keyholder/outgoing tenant and prospective tenants for viewing appointments.
10. Directions / Mapping.

12. Faxing (home and abroad).
13. Collection of all initial money in cleared funds before tenancy starts (bond and initial rent).

SECURITY
All potential tenants must fill in a comprehensive registration form before appointments are arranged or any information given. Our system is essential for the security of the property owner or current tenant. All appointments are logged on a daily basis. Our system is based on the advice of our professional organisations and the police.

PLEASE NOTE FOR THE SECURITY OF THE LANDLORD AND TENANT, IT IS NOT ALWAYS ADVISABLE FOR PHOTOGRAPHS OF THE PROPERTY TO BE DISPLAYED IN THE OFFICE AND ON THE INTERNET.

AVOID TIME WASTING
Our system requires the potential tenant to state their circumstances. Questions are asked regarding employment status. They are asked about pets, children, furnishing requirements, location and parking amongst others. We advise prospective tenants with regard to housing benefit levels and payments. We regularly communicate with the Local Authorities to discuss changing market rent values. Tenants are informed of the need to provide a bond and rent in advance and are advised on approximate cost of utilities. Prospective tenants are made aware of the need to provide references, credit checks and guarantors depending on their circumstances.

SWIFT LETTING SERVICE LET ONLY 

COST TO LANDLORD: EQUIVALENT TO TWO WEEKS RENT + VAT (at a minimum fee of £200 + VAT) NO LET NO FEE

Swift Let only service includes the tenancy agreement. References, credit check and guarantor if necessary. tenancy agreements, please see points 1 to 25 above. NO HIDDEN EXTRAS

*** NB From 6th April 2004 our service will include compliance with the 2004 Housing regarding the tenants deposit (bond)

The Swift Lettings service also includes advertising, arranging viewings via the Landlord.

We would advise Landlords on non managed properties to carry out a detailed inventory of condition and contents including outside areas .The Let Only service does not include inventories and condition. You must ensure that you comply with the Housing Acts of 1988, 1996 and the new 2004 act.  This includes providing Landlords gas certificates as well as checking that electric supply, electrical goods, smoke detectors, fire extinguishers and soft furnishings are up to required standard along with ensuring that your property is up to health and safety standard. More information is available from the County Council’s Housing Department in your area.

Over 15 miles – additional £0.40p per mile
